There are dozens of opinions about social media for agents. Most are wrong, outdated, or don't apply to listing content specifically. Here's what actually moves the needle for parallax posts.
Algorithms favor recency. The first 60 minutes after upload determines whether your post gets distribution. Best windows for real estate engagement: Tuesday–Thursday, 11am–1pm local (lunch-scroll) or 7–9pm local (evening-scroll). Avoid Mondays and Friday afternoons. Instagram shows you a heatmap of when your specific followers are online. Use this instead of the generic windows above for the strongest possible distribution.
You'll see a day-by-day, hour-by-hour grid. Darker shading = more of your followers online. Post at the 2–3 darkest hour-blocks. Stick with that schedule for 4–6 weeks — the algorithm rewards consistency in posting cadence.

Lead with the standout detail of the property — not the address, not "new listing." First five words decide whether someone keeps reading.
The detail-first framework. "[Specific feature]. [Property summary]. [Location signal]." — Example: "Sunset view from the primary suite. 4 bed, 3 bath, North Phoenix. Listed yesterday."
The buyer-question framework. "[Question buyers would ask]? [Answer]. [Address detail]." — Example: "Looking for a backyard that doesn't end at the wall? This one doesn't. North Scottsdale."
The peer-signal framework. "[What the property says about the agent or shoot]. [Property summary]." — Example: "When the photography is right, you don't have to oversell. 5 bed Gilbert, just listed."
Keywords in your caption now matter more than hashtags. Instagram ranks captions like a search engine — weave in what buyers actually type ("Scottsdale 4 bedroom pool home," "homes near Saguaro Lake," "North Phoenix new construction"). Then 3–5 location-specific hashtags for support. Skip the 30-hashtag wall — it signals spam and dilutes reach. Tag your brokerage, your photographer, your title rep — their networks expand yours for free.

Why the carousel matters: each swipe is an engagement event. Instagram re-shows carousels to people who didn't finish swiping — a second-chance distribution Reels don't get. Carousels drive 2–3× more saves and shares than Reels, which is where DMs come from.
Reels are the discovery engine. Carousels are the conversion engine. The Reel pulls in cold reach who might tap your profile. The carousel converts your engaged followers into saves, profile visits, and DMs. For real estate specifically, carousels generate roughly 3× higher engagement and 2× more saves than Reels — and saves are the strongest leading indicator of a showing request.
Don't post the parallax as a regular feed video (not a Reel, not a carousel). Instagram converts most feed videos to Reels automatically, but the conversion treats them as lower-priority Reels. Post it AS a Reel from the start.
Instagram now works like a search engine. Keywords in your caption — "Scottsdale 4 bedroom pool home," "homes near Saguaro Lake," "North Phoenix new construction" — are the primary discovery mechanism. Weave them naturally into the caption, not stuffed at the bottom as #hashtags.

First swipe (slide 1 → 2) is the highest-engagement moment of any carousel post. Lead with motion. Each subsequent slide advances the story toward a buyer's emotional yes. The CTA card on slide 6 gives the algorithm a "they made it to the end" completion signal — which lifts re-distribution to the people who didn't finish swiping the first time.
How to post · Facebook
Facebook is where your sphere lives — past clients, family network, local groups. The algorithm favors content shared by people (especially in groups) over content posted by brand accounts. So the strategy isn't to compete with the Instagram-style posts; it's to leverage the parts of Facebook that Instagram doesn't have.
Your Instagram Reel automatically becomes a Facebook Reel. Do not re-post the Reel separately — one upload, two platforms, no extra step.
Post the parallax as a single video post to your Facebook page or profile, with a longer, story-driven caption (more breathing room than Instagram). Tag the property's neighborhood as a location — Facebook surfaces location-tagged posts to neighborhood-specific searchers in a way feed posts don't.
This is the part most agents skip and shouldn't. Within 24 hours of the original post, share it into 2–3 local Facebook groups. Search your area for groups like "[Your City] Homes for Sale," "[Your City] Buyers & Sellers," neighborhood groups, relocation groups. Most allow agent listings if you follow their posting rules.
Why groups matter: they put you directly in front of local buyers without the algorithm being involved. Group members see your post because they joined the group, not because Facebook decided to surface it. Engagement and trust are higher inside groups than in feed. Each group share is also a fresh distribution event — Facebook treats it as new content for ranking purposes.
