For Brokerages: Sample Office Report
ParallaxListings

For managing brokers and office owners · sample office report

Nearly ten thousand AI answers a month get written about this market. Almost nobody gets named.

People searching to buy in these fourteen communities now get an answer written by a machine before they reach a single listing. Those answers come back with almost no local names in them.

~9,700 / mo

Searches here that already come back with an AI answer. Out of 22,600 a month across these fourteen communities, rising to 29,000 from January to March.

1.3%

Of licensed agents ever get named at all. Across ten metros, 656 names came back. Roughly 51,870 agents work there.

3 to 5

Names an assistant gives per question. Not a page of results. A short list, and it repeats.

That is the gap. Thousands of answers. Almost no local names. Agents pay about $11 a click to show up here. But two in three searches now end with no click at all. An AI answer on top cuts clicks by 60%. You can buy the ad. You cannot buy the answer above it. It goes to whoever is easiest for a machine to read.

We find the bottom-of-funnel questions. The ones people ask right before they call someone. Those are the rooms, and we put your agents in them. We publish a clear record for each agent, fix what the AI reads, then measure again.

01

What you are buying

In plain terms: three things per agent, four things for the office.

The office buys seats and hands them out, and keeps the market tools either way.

Each agent on a seat

Per person
  1. An AI Record

A small website for the agent, written so machines can read it: name, licence, brokerage, phone, the towns they work and the kind of work they do. It adds each new listing by itself.

  2. A presence report with a repair sheet

Twice a month we re-ask the questions and count their name, with the answer count beside every percentage. The repair sheet lists what is wrong on their public profiles, worst first, with the exact words to change.

  3. Monthly online profile monitoring

Every month we check the agent's profiles on every site that matters. Wrong brokerage, old phone, shortened name, duplicate profile. Anything that does not match their licence gets flagged, worst first.

The office

Per office
  1. Monthly ADRE advertising check

Every agent's public profiles read against ADRE's online advertising rules: licence name, brokerage, phone, office, dead links, old brokerage references. You get a dated report each month naming who needs to fix what, so there is a record of when it was checked.

  2. Brokerage presence

How often the office's own name comes back, where it sits against the brokerages you compete with, and which agents get named without it.

  3. The 3D map and share of voice, at a discount

The live versions of the two views below. Discounted for offices with seats on the roster.

  4. Two specialty questions of your choosing

Pick the two rooms that match what your office actually closes. Tracked from day one, so you have four weeks of history before the first report.

Why the gaps are worth knowing

A score on its own is trivia. The gaps are hyper-local, and a gap tells you where to point the marketing you already pay for.

It tells you what to write

If nobody owns probate sales in Sun City West, that is the page nobody has written and the postcard nobody has mailed. The empty room is the content calendar.

It tells you who to put where

An agent with two probate closings should hold the probate room. Beats twenty agents chasing the same two obvious questions.

Nobody else in the market can see it

A brokerage without this cannot see its own share of voice, never mind yours. Your marketing plans against a board only you can read.

Zillow can tell you what sold. This tells you which questions in your own towns have no local answer yet, and nobody can outspend you for them.

02

Share of voice, room by room

Where this office stands, room by room.

Four weeks of asking, on ChatGPT and Google AI Mode, then counting the names that came back. A win is the brokerage named, or one of its agents.

Rows are questions. Columns are the names AI gives out. Height is how often. The hollow towers are rooms where no local name came back at all.

The seven questions, the brokerage names and the answer counts are a sample set, to show the shape of a real read.

The same numbers in words: across all 912 answers, Northgate Homes was named 24% of the time, Vista Peak 19%, Caldera Group 13%, Sandstone Realty 9%, Mesa & Main 7%. On the specialty questions, no local name came back at all in 82% of assumable-VA answers, 88% of horse-property answers and 91% of probate answers.

Your column Everyone else No one named, the empty room Height is the share of answers that named them. One answer often names several people, so a row can pass 100%.

A room is a family of wordings, not one phrase, and the long tail is most of the volume. The front rows are the fight everyone is already in. Behind them, the tallest thing standing is nobody.

Next step

Every office is priced on its own roster.

Price depends on seats, markets and whether you start with a baseline. Tell us the roster size and we will put a number in writing.

  • A baseline first: four weeks before anybody claims anything
  • Every open room in your market, with its counts
  • A ranked fix list with a name against each item
  • Greater odds, tracked every Monday. No long contract.
